Bed & Breakfast Terms and House Rules
These terms and house rules help us provide a comfortable and safe stay at Ploversfield, our private family home in Hemyock, Devon. Please read them before making a booking enquiry.
1. Booking & Confirmation
Submitting the Booking Enquiry form does not itself constitute a confirmed booking. A booking is subject to personal acceptance by Ploversfield and is confirmed only when Ploversfield communicates confirmation to the guest. Payment arrangements can then be communicated as part of the confirmed booking.
We normally prefer a minimum stay of two nights. One-night stays may be available by arrangement, particularly for local weddings and family visits.
2. Guests & Occupancy
Ploversfield provides adults-only accommodation for guests aged 18 or over. Maximum occupancy is two adults per room. We cannot accommodate children or guests under 18.
Guests are welcome to stay while attending local weddings or family events elsewhere. This does not permit parties, receptions or events to be held at Ploversfield; unauthorised parties and events at the property are not permitted.
3. Rates, Payment & Cancellation
Rates & Payment
Room tariffs are shown on our Rooms & Rates page. A continental buffet breakfast is included in the room rate.
Payment is by bank transfer to Ploversfield Ltd. Bank details will be provided directly when your booking is accepted and confirmed.
Cancellation
We accept cancellations with a month’s notice with a full refund. With less than a month’s notice but more than one week, if we can re-let your room we will refund half of your booking costs. With one week’s notice or less, no refund is available.
All refunds are subject to an admin fee.
Guests should arrange their own insurance for illness, cancelled or delayed flights and other disruptions to their travel plans.
4. Arrival & Departure
Rooms are available from 4pm. Check-out should be before 10am.
If you need to leave early, please let us know the evening before so that breakfast arrangements can be agreed.
Daily Room Servicing
Partial room service is provided daily to empty bins, refresh tea trays and dry towels.
5. Breakfast
A continental buffet breakfast is included in the room rate. A freshly cooked Traditional English Breakfast is available for £10 per person. Scrambled eggs with smoked salmon and toast are available as an alternative cooked breakfast.
Cooked selections are made the evening before so breakfast can be freshly prepared for the agreed breakfast time.
Ploversfield sources locally produced ingredients wherever practical and prefers suitable local produce to unnecessarily imported alternatives.

6. Parking & Access
There is plentiful free parking on our gated driveway. Please close the gate to protect our dog and take reasonable care of your vehicle and its contents.
Accessibility
Ploversfield has a flat parking area and entrance. There are 10 steps to bedrooms 1 and 2; bedroom 3 is on the ground floor. There are also steps down to the indoor pool and sauna.
Please discuss any access requirements with us before booking so that we can explain the layout and help you assess its suitability.
7. Swimming Pool & Sauna
The indoor swimming pool and sauna are shared with the owners. The swimming pool is seasonally heated and normally available during the warmer months. Heating and availability vary according to the time of year.
When available, pool and sauna use is between 7am and 10am and between 5pm and 9pm. The sauna is infrared; information is available at the property.
Pool Safety Conditions
Pool use is subject to Ploversfield’s pool safety conditions. There is no lifeguard. Please behave safely, follow the pool and sauna instructions, and show consideration for other guests and the owners. No running or “bombing” is permitted.
8. Smoking, Vaping & Pets
Smoking and vaping are not permitted in guest rooms or anywhere on the Ploversfield property. Smoke alarms are fitted in all guest rooms.
No guest pets are permitted.
9. Quiet Enjoyment & House Rules
Please respect the comfort and privacy of other guests and the owners in this private family home. Quiet hours are from 22:00 to 08:00. Please keep noise to a minimum during these hours.
Food & Guest Areas
Food and alcohol are not permitted in bedrooms. Guests wishing to eat an evening takeaway may use the Breakfast Room or courtyard. Plates, cutlery and glasses are available on request.
A fridge for guest use is in the covered courtyard area. Fresh milk can be provided in this fridge. Each room has a tea and coffee tray, with more choices available in the Breakfast Room.
10. Property, Damage & Personal Belongings
Please take reasonable care of Ploversfield’s rooms, furnishings and facilities, and let us know promptly about any damage. Guests are responsible for damage they actually cause.
Please close windows when you go out in case of rain or wind. Only human waste and toilet paper may be flushed down the toilet. Sanitary products, paper towels, wet wipes and other items can damage the drainage and must not be flushed.
Please take reasonable care of your personal belongings, including items left in your room or vehicle.
11. Identification & Guest Information
Ploversfield may request reasonable identification from the lead guest in connection with an enquiry or stay.
12. Liability
Guests are expected to comply with these house rules and the pool safety conditions and to behave safely and considerately.
Nothing in these Terms excludes or limits liability where it would be unlawful to do so, including liability for death or personal injury caused by negligence where the law prevents exclusion.
